Both numbers are real, and the gap is the story: gulf-front houses on the beach and in Island Estates charge several hundred dollars a clean, while the condos and inland homes that make up most of the 2,035 listings sit near the median. Read the median as the typical listing and the average as proof of how far the beachfront end stretches.

Sand is the job
On the barrier island, the clean does not end when the floors look done. Sand works into rugs, sofa cushions, bed frames, shower tracks and the seams of sliding doors, and getting it out is slow, mechanical work — vacuum passes that inland units never need. Salt film on glass and balcony rails is its own line item. This is why beach cleans price above the citywide median, and we say so up front instead of surprising a host on the invoice.
