One small island, a thousand rentals
Almost nowhere else in Tampa Bay is rental density like this: over a thousand active listings between the Intracoastal and the gulf, many in the same handful of condo buildings along Gulf Boulevard. For a cleaning operation that density is an advantage — our teams work buildings, not scattered addresses, so travel time between jobs on a changeover day is minutes.

Saturday is the island's turnover day
Treasure Island grew up on Saturday-to-Saturday weekly rentals, and the booking pattern still leans that way even on Airbnb. The result is a changeover day where dozens of units in the same building flip inside one checkout-to-check-in window. We roster for that specifically: crews assigned per building, linen loads pre-staged Friday, and the sequence ordered so ground-floor units with early check-ins go first.
What a gulf-front clean involves here
- Full sand extraction from carpets, upholstery seams, mattress edges and slider tracks — the slowest recurring task on the island.
- Balcony glass and rail wash every visit, because salt spray refilms them within a single stay.
- Sunset Beach cottages: older wood-frame properties where humidity checks in closets and under sinks are part of the sheet.
- Condo tower units near John's Pass: service-elevator scheduling and building vendor rules handled by us, not the host.
Pricing a Treasure Island turnover
With the island's ADR at $334 and cleaning taking 11% of revenue, hosts here have more fee headroom than inland — guests paying gulf-front rates expect a professional clean and rarely balk at $170. Where the fee goes wrong is under-charging on big multi-bedroom units. Run yours through the fee calculator, and see the average-fee guide for how beach medians compare nationally.
Treasure Island hosting questions
- What do Treasure Island hosts pay for cleaning?
- The median cleaning fee is $170 across the island's 1,083 active listings, with an average of $297 (AirROI, August 2026) — gulf-front and multi-bedroom units sit above the median because sand work scales with size. We quote from bedrooms, floor level and beach exposure.
- Can you handle Saturday changeovers in season?
- Saturday is what we build the island roster around. Recurring properties get fixed crews and pre-staged linens; one-off Saturday requests are taken when capacity allows, so book those early in the week.
- Do you cover Sunset Beach and the north end?
- The whole island — Sunset Beach, the Gulf Boulevard corridor, the condo clusters near John's Pass, and the Isle of Capri and Paradise Island neighborhoods on the bay side.
- Do condo building rules cause problems for cleaners?
- Only for cleaners who have not worked the building before. We keep vendor registrations current in the towers we service regularly and schedule around each building's service-elevator hours.
