What Tampa hosts actually charge for cleaning
Tampa is the largest short-term rental market in the bay area by a wide margin, and its fee profile looks nothing like the beach towns. Half of Tampa listings charge $100 or less per clean, because so much of the inventory is one- and two-bedroom condos near downtown, the Riverwalk and Water Street rather than six-bedroom gulf-front houses.

That 12.3% revenue share is worth pausing on: cleaning eats a larger slice of a Tampa host's income than it does in the beach markets, because nightly rates here are lower while the labor is the same. Getting the fee right matters more when your ADR is $215 — our fee calculator works it out from your bedroom count, and the average-fee guide shows where your number sits against the published data.
Cleaning downtown condos is a different job
A large share of Tampa's rental stock sits in elevator buildings — Channelside, Water Street, the towers along Bayshore. Linens, supplies and vacuums ride up through a lobby and a service elevator everyone else is using, parking is garage-validated or metered, and building management wants vendors registered. We plan those cleans around the building, not just the unit, so a 3pm check-in does not die in an elevator queue.
The neighborhoods we turn over most
- Downtown, Channelside and Water Street: studio-to-two-bed condos on fast weekday cycles from business travel and event weekends.
- Ybor City: historic casitas and lofts, where dust from brick and old wood floors calls for a different pass than new construction.
- Seminole Heights and Riverside Heights: craftsman bungalows with porches, yards and often a pet-friendly listing to deep-treat.
- South Tampa and Bayshore: larger family homes where a full linen change is the longest single task on the sheet.
Turnovers on Tampa's event calendar
Tampa bookings spike around Gasparilla, hockey playoffs, conventions and stadium weekends, which means whole buildings check out the same Sunday morning. We stage those weekends in advance — extra linen sets per unit, teams assigned by building rather than by booking — so every unit is guest-ready the same afternoon. Our turnover checklist is the sheet each cleaner works from, room by room.
Tampa hosting questions
- How much does Airbnb cleaning cost in Tampa?
- The median cleaning fee across Tampa's 4,388 active Airbnb listings is $100, and the average is $188 (AirROI, August 2026). The gap exists because most Tampa listings are smaller condos while a smaller set of large homes pays much more. Your own price depends on bedrooms, bathrooms and building type — we quote it from those, not from a citywide flat rate.
- Do you clean high-rise condos in downtown Tampa?
- Yes. Elevator buildings around Channelside, Water Street and Bayshore are a normal part of our week. We handle vendor registration with building management where it is required and schedule around service-elevator access.
- Can you handle a same-day turnover in Tampa?
- Usually, if the checkout is by 10 or 11am and the check-in is 3pm or later. Tell us the booking gap when you request the clean and we will confirm rather than overpromise a slot we cannot staff.
- Which parts of Tampa do you cover?
- The city proper — downtown, Ybor City, Seminole Heights, South Tampa, Westshore — plus the nearby towns listed on our service-areas page. If you host outside those, ask anyway; the answer depends on the address, not the ZIP prefix.
